The trends, which range from “affordable green” to lifecycle analysis of materials, were identified by Earth Advantage Institute based on discussions with a range of audiences over the latter part of 2010. These sectors included policymakers, builders, developers, architects, real estate brokers, appraisers, lenders, and homeowners.

“Despite market conditions, we have seen the market share for high performance homes increase from 18.5 to 23 percent in the Portland Metro area alone,” said Sean Penrith, executive director, Earth Advantage Institute. “This is a sure sign that the rate of appeal for these homes is increasing.”

1. Affordable green. Many consumers typically associate green and energy-efficient homes and features with higher costs. However, the development of new business models, technologies, and the mainstreaming of high performance materials is bringing high-performance, healthy homes within reach of all homeowners. Leading the charge are affordable housing groups, including Habitat for Humanity and local land trusts, now building and selling LEED® for Homes - and ENERGY STAR®-certified homes across the country at price points as low as $100,000*. In the existing homes market, energy upgrades are now available through new programs that include low-cost audits and utility bill-based financing. Through such programs as Clean Energy Works Oregon, andSolar City’s solar lease-to-own business model, no up-front payment is required to take advantage of energy upgrades.

2. Sharing and comparing home energy use. As social and purchasing sites like Facebook and Groupon add millions more members, the sharing of home energy consumption data – for rewards – is not far behind. The website Earth Aid (http://www. earthaid. net) lets you track home energy usage and earn rewards for energy savings from local vendors. You can also elect to share the information with others on Earth Aid to see who can conserve the most energy. When coupled with other developments including home energy displays, a voluntary home energy scoring system announced by the Department of Energy, and programs including Oregon and Washington’s Energy Performance Score, a lot more people will be sharing -- and comparing -- their home energy consumption.

3. Outcome-based energy codes. Existing buildings are responsible for most energy use and associated carbon emissions, but the prescriptive energy codes used in commercial remodels don’t encourage effective retrofitting. Compliance with energy codes is determined at permit time, using prescriptive or predictive models, and actual post-construction may never even be reviewed. Heating and cooling equipment could be faulty or improperly controlled, with significant energy and financial implications. Under outcome-based energy codes, owners could pursue the retrofit strategy that they decide is most effective for their building and its tenants, but they would be required to achieve a pre-negotiated performance target through mandatory annual reporting. The City of Seattle and the New Building Institute have teamed up with the National Trusts’ Preservation Green Lab to pioneer a framework for just such a code, for both new and existing buildings.

4. Community purchasing power. Neighborhoods interested in renewable energy will increasingly band together to obtain better pricing on materials such as solar panels and on installation costs. The Solarize Portland program was initiated by local neighborhood leaders who wanted to increase the amount of renewable energy generated in Northeast Portland by working together as a community. The program is structured so that the price of solar panel installation decreases for everybody as more neighbors join the effort. Group purchasing creates a 15-25 percent savings below current prices. This group discount, in addition to current available tax credits and cash incentives, gives participants a significant cost savings. In Philadelphia, the Retrofit Philly program leverages contests between residential blocks to get neighborhoods involved in energy upgrades.

5. “Grid-aware” appliances fuel convergence of smart grid and smart homes. While many residential smart meters have been installed, the customer interface that will allow homeowners to track energy use more accurately are not yet in place. In the meantime, manufacturers are increasingly introducing appliances that are “grid-aware.” These appliances are endowed with more sophisticated energy management capabilities and timers, offering homeowners machines that monitor and report their own electricity usage and that increase or decrease that usage by remote command. Many machines have timers and can already be manually programmed to run during off-peak hours. These developments will begin forging the convergence of a smart grid infrastructure and the control applications needed to manage energy savings in our buildings and homes.

6. Accessory dwelling units. Last year we discussed home “right-sizing” as a trend. However, with fewer people moving or building due to financial concerns, many have chosen to stay put in their favorite area and build accessory dwelling units (ADUs). These small independent units, which can be used for offices, studios, or in-law space, are the ideal size for energy savings and sustainable construction. As detached or attached rental units, they help cities increase urban density and restrict sprawl, while allowing homeowners to add value to their property. The cities of Portland, Oregon, and Santa Cruz, California, have waived administrative fees to encourage more ADU construction.

7. Rethinking of residential heating and cooling. Advances in applied building science in the US and abroad have resulted in homes that are so tightly sealed and insulated that furnace-less, ductless homes are now a reality. The increasingly popular “Passive House” standard, for example, calls for insulation in walls and ceiling that is so thick that the home is actually heated by everyday activity of the occupants, from cooking to computer use. Even in ENERGY STAR-certified homes builders are now encouraged to bring all ductwork inside the insulated envelope of the house to eliminate excess heat or cooling loss, and to use only small but efficient furnaces and air conditioners to avoid wasting power. Geothermal heating and cooling, where piping loops are run through the ground to absorb warmth in the winter and cool air in the summer, are another option gaining broader acceptance.

8. Residential grey water use. With water shortages looming in many areas including the Southwest and Southern California, recycling of grey water – any household wastewater with the exception of toilet water – is gaining traction. Benefits include reduced water use, reduced strain on septic and stormwater systems, and groundwater replenishment. Although many cities have been slow to legislate on grey water use, some communities have increased the amount of allowable grey water use for irrigation. Systems can be as simple as a pipe system draining directly into a mulch field or they can incorporate collection tanks and pumps.

9. Small commercial certification. 95 percent of commercial building starts in the U. S. are under 50,000 square feet, but the bulk of current certified commercial buildings tend to be much larger. This is in part because of numerous “soft” costs including commissioning, energy modeling, project registration, and administrative time, all of which can be prohibitively expensive for small building owners and developers. To encourage more small commercial projects to go green, alternative certification programs have sprung up, including Earthcraft Light Commercial and Earth Advantage Commercial, which have found significant appeal through fully subscribed pilot programs.

10. Lifecycle Analysis (LCA). We know quite a bit about the performance of certain materials used in high performance home and commercial building construction, but the industry has just begun to study the effects of these materials over the course of their entire lives, from raw material extraction through disposal and decomposition. Lifecycle analysis examines the impact of materials over their lifetime through the lens of environmental indicators including embodied energy, solid waste, air and water pollution, and global warming potential. LCA for building materials will allow architects to determine what products are more sustainable and what combination of products can produce the most environmentally friendly results.

The halting of the current one-off, ad hoc developments in the city and its environs in favour of a clear coherent plan designed to enhance the status of Limerick City as the Mid-West's cultural and economic hub.

The rapid development of a rail link between Limerick and Shannon and the creation of the graduate medical school at the University of Limerick.

Tim O'Malley identifies these issues as the 'breakthrough' points that would move Limerick's profile to the centre of the national stage.

One recent development -- of which everyone in the Limerick business community is now aware -- is Shannon International Airport's recent granting of Ryanair hub status.

This has been made possible by the break up of Aer Rianta into three separate authorities representing the three major international airports - Dublin, Cork and Shannon - and allowing each to compete individually for business with the carriers.

''The figures speak from themselves: overall passenger growth for the first five months of last year has been 10 per cent for the three airports combined, but the breakdown of the figures is even more interesting from a local perspective”, he said.

“Dublin is up by 6.9 per cent, Cork by 14.3 per cent but Shannon has risen by 30%! The figure for May alone, when many of the new Ryanair routes became operational, is 42 per cent."

The minister argues, however, against the local business community and others seeing this as an opportunity for back slapping or resting on laurels.

"On the contrary, this huge increase in traffic represents a challenge and magnificent commercial opportunity for the region. “I know my score won’t count if I don’t take a blood test after I’m done,” says Erickson, who, yesterday, on Monday, May 16, after weeks of marathon training, began a single game of Star Wars at the Ground Kontrol Classic Arcade in Portland, Oregon, and hopes to play it continuously until The Revenge Of the Sith premieres at midnight on Wednesday, May 18, in an attempt to set a new world record. The record that Erickson has to beat is 300,007,894 points, achieved by Brooklyn’s Robert Mruczek on January 20-22, 1984, after 49-1/2 hours of non-stop play.

Erickson, a 25-year-old human resources manager from Portland, is a rare breed. He is a classic video game marathoner, like the kind you used to read about back in the early 80s; the guys who took Asteroids for a three-day spin on one quarter and lived to talk about it. Except back then, you didnÂ’t need a blood test nor have to videotape your entire marathon -- every minute of it.

“As competitive video gaming heats up, becoming more professional, stricter standards of verification are being employed to separate true records from false records,” explains Walter Day, editor of Twin Galaxies’ Official Video Game & Pinball Book of World Records, the official record book for the worldwide electronic gaming industry. “And no where is the scrutiny falling heavier than on the gaming niche of “marathon” gaming: keeping a single game going on a single quarter for an entire weekend -- the legendary domain of classic arcade coin-op titles like Missile Command, Joust, Robotron and Star Wars.”

“Marathon gaming is becoming popular again,” reveals Day, of Twin Galaxies, the Fairfield, Iowa-based organization that has been monitoring world record scores since the early 1980s, when they verified, among hundreds of other marathons, Robert Mruczek’s Star Wars record in 1984.

And, like todayÂ’s athletic stars, Erickson has to prove he didnÂ’t enjoy any unfair advantages provided by drugs or mechanical devices. So, he must submit the following proof:

Videotape Confirmation:

An entire videotape record of every minute of the 70-hour game, complete with date and time stamp on every frame of the recording. Until videotaping came along, Twin Galaxies was never completely sure if a player had used illegal tricks, mechanical devices or capitalized on programming flaws in order to achieve their world record. Now, the widespread use of camcorders allows Twin Galaxies to examine a gaming performance frame-by-frame and preserve each accomplishment for future review.

Medical Confirmation:

Since marathon video gaming can be hard on the health, each gamer must sign a waiver accepting full responsibility for their own health and well being, verifying that they are in good health. “Though there were thousands of marathons conducted back in the early 1980s,” explains Day, “there is not one instance known to me where someone had an accident or developed a health problem. However, since the possibility of health problems still exists, we want to safeguard the health of the video gamer and not encourage them to do something that will hurt their mind or body. Therefore, before Twin Galaxies approves a marathon, the player must address this potential danger by having a physician examine their health and issue a report. Also, at the end of the marathon, the gamer must take the blood test to prove that drugs were not used.”

These stringent requirements are designed to prevent players from attempting marathons if their health is not strong enough for the activity. “And the blood test will weed out anybody who planned to abuse drugs,” adds Day”

Twin Galaxies’ list of banned drugs is the same list prohibited by the NCAA. “Especially drugs like Modafinil,” explains Day, “which is noted as a mood-brightening and memory-enhancing psycho stimulant which enhances wakefulness and vigilance – allegedly very popular among airline pilots. Drugs like this would give a gamer a serious advantage over a marathoner who was merely drinking Coca-Cola. The list of drugs will change and evolve as more information is gathered to protect the health of the gamer.”

Long-range, high scoring marathons, like the one planned by Erickson, were the meat and potatoes of the video gaming world back in the early 80s, notes Day, who personally organized many such marathons for Twin Galaxies back in the classic age of gaming. “You were deemed a star if you could take a game for days on a single quarter,” he says. “Players won tremendous prestige so everybody tried to master their favorite game and marathon it.”

History doesnÂ’t remember when the first video game marathon was conducted, but Day believes that it was performed on either Space Invaders or Asteroids in 1979. Since then, there have been thousands of marathons.

In the old days, when video game players did not have access to video camcorders, the marathons were verified by a photograph of the final screen and signed affidavits from three witnesses and the arcade management. That didnÂ’t work out too well, Day says, because some arcade managers had falsified claims in order to benefit from the ensuing publicity. Today, however, camcorders are equipped with date/time stamps that allow virtually foolproof verification

Erickson estimates that he can score an average of five million points per hour, reaching his goal in less than 70 hours, possibly as early as 60 hours. “I want to be done by the opening night of the new Star Wars movie,” he says.

When heÂ’s done, though, he hasnÂ’t decided if he will go straight to the movie theatre or go home to bed.

“Let’s see how I feel,” he says.

A phantom guest

Fluoride chemicals are added to U. S. water supplies in a futile effort to prevent cavities but, instead, may cause health-robbing lead to enter your glass of water and body.

Fluoride chemicals, combined with other water additives, pull health-damaging lead from plumbing systems into drinking water, according to University of North Carolina researchers reported a North Carolina newspaper on May 18, 2005 (a). Fluoride is added to water supplies to prevent cavities, not purify it as some believe.

A combination of chloramines and fluorosilicic acid, especially with extra amounts of ammonia, leaches lead from meters, solder and plumbing systems, according to Richard P. Maas, PhD and Steven C. Patch PhD, co-directors of the Environmental Quality Institute at the University of North Carolina, Asheville.

Chloramine, a combination of chlorine and ammonia, is a water supply disinfectant. Fluorosilicic acid, the chemical used by over 91% of U. S. fluoridating communities, attempts to improve dental health in those who drink it About 2/3 of U. S. public water supplies are fluoridated but tooth decay remains a national epidemic, according to the U. S. Surgeon General. (b)

Maas said, “Tests showed lead levels three and four times higher in water with that combination of chemicals …About 500 systems, across the country, have switched to chloramine treatment since 2001…and most also use fluorosilicic acid,” according to the North Carolina newspaper, the News & Observer.

Maas said this chemical interaction could be responsible for the elevated lead levels recently plaguing Greenville, North Carolina (c). Health authorities issued a lead advisory for water from the Greenville Utilities Commission when elevated lead levels showed up in 26 of 106 sampled homes.

Water leaving the plant and its distribution lines do not contain lead. But testing showed two children with harmful lead levels, leading health officials to speculate that corrosion of pipes within the home may be the cause. Greenville authorities warned pregnant and breastfeeding women and children under age six to avoid the tap water until it is tested for lead.

Maas, who heads a lead poisoning prevention program in Western North Carolina funded by the federal Centers for Disease Control and Prevention, said his lab has tested more than 150,000 homes across the country in the past 18 years and found that 10 to 15 percent have a significant lead contamination problem, according to the News & Observer article.

“No amount of lead is safe for a young child’s developing brain,” says Paul Connett, PhD, Professor of environmental chemistry and toxicology at St. Lawrence University in Canton, NY and Executive Director of the Fluoride Action Network.

“If this new data is confirmed, it will further underscore the negligence of U. S. authorities using fluorosilicic acid as a fluoridating agent in the absence of any research establishing the safety of this particular fluoride chemical,” says Connett.

These new findings may help explain earlier published, peer-reviewed research by Roger Masters, PhD of Dartmouth College and Michael Coplan. Their studies show a link between water fluoridation status and elevated blood lead in children. (d)

Elevated blood lead levels are linked to developmental delays in children under age six and fetuses. Lead can adversely affect almost every organ and system in the body. The most sensitive is the central nervous system, particularly in children. Lead also damages kidneys and the reproductive system. The effects are the same whether it is breathed or swallowed.

According to the Centers for Disease Control and Prevention, "fluoride works primarily after teeth have erupted." (e)

"It really doesn't make any sense to ingest fluoride chemicals, anyway. Fluoridation is an outdated concept, wastes money, jeopardizes health and should be stopped everywhere," says Connett.

The U. S. Supreme Court has just agreed to decide whether HMOs can be sued for negligence in medical coverage. Dr. John La Puma, a practicing physician and author of the book Managed Care Ethics (Hatherleigh, NY, 1998) helps CNN's anchors Kathleen Hayes, Geri Willis and Valerie Morris clarify the issues. La Puma appeared with the attorney for the plaintiffs in the Davila v. Aetna Health Supreme Court case.

John La Puma, MD, FACP, nationally recognized medical ethicist and author of Managed Care Ethics (Hatherleigh, NY, 1998) appeared with anchors Kathleen Hayes, Geri Willis and Valerie Morris of CNN on CNNfnÂ’s Flipside November 5, 2003 at 11 a. m. EST. La Puma discussed the ethical issues raised by managed care as viewed by practicing physicians who order treatments that their patients cannot or do not receive because of managed care coverage decisions.

La Puma was interviewed with the plaintiffs' attorney in the Aetna Health v. Davila case, in which a Texas patient sued after being required to take slightly more dangerous, less expensive medication for arthritis, instead of the medication, Vioxx, which his physician had recommeneded. He suffered a serious intestinal bleed, but can no longer take medication absorbed through the stomach. The Supreme Court has agreed to decide whether HMOs can be sued for negligence in coverage.

The law is a floor for ethics--it is the least we should do. And ethics is what you do when no one else is looking, and no one else may look. Managed care ethics tries to answer the questions "How much coverage is fair? When should a doctor take financial considerations into account in treatment? Which decisions should be medical? Which should be administrative?

On CNN, La Puma offered first hand, practical approaches to what can seem like impossible, philosophical questions. For example, health care is managed care now. But should consumers and physicians be insulated from health careÂ’s real costs? Should physicians be the ones to negotiate on price? Does ERISA, the federal Act which governs benefits, protect managed care organizations from negligence because health care coverage is an employee benefit?
