This "Landlord And Tenant Law" seminar is designed to give landlords, tenants and other real estate professionals some practical pointers on how to deal with some of the more important issues that arise in a commercial lease negotiation.

This program is designed to alert landlords, property management professionals and real estate agents to recent changes in California landlord and tenant law. The impact of these changes on the eviction process and on the landlordÂ’s ability to collect past due rent will be discussed in detail.
The program will take a practical approach, beginning with a step-by-step review of the eviction process. There will be a discussion of how the contents of a lease can affect that process. The program will also review the “nuts and bolts” of how to collect rent in court.
Equally important, the program will warn of certain state and federal statutes which can be traps for the unwary landlord. Guidance will be offered as to how implementation of proper procedures can significantly reduce the risk of liability in these areas.

Susan J. Drake-Patelson, CPCU, RPLU, ASLI has been in the insurance industry for 10 years and concentrates in the formulation and implementation of alternative liability programs for large commercial accounts. Prior to working at Arthur J. Gallagher & Co., she managed the Los Angeles branch of Lexington and has worked as an underwriter during the last nine years. Her strengths include insurance and reinsurance marketing, alternative market placement, and policy form and contract wording analysis. Ms. Drake-Patelson is an account executive and casualty specialist with Arthur J. Gallagher & Co. in Glendale, California. She received a B. A. degree from the University of California at Los Angeles. Ms. Drake-Patelson is certified as a CPCU designation held (Chartered Property & Casualty Underwriter), RPLU designation held (Registered Professional Lines Underwriter) and ASLI designation held (Associate in Surplus Lines Insurance).
John J. Duffy practices real estate transactional work with DLA Piper Rudnick Gray Cary US LLP, focusing on commercial leasing. Over the past few years, Mr. Duffy has represented, on an ongoing basis, landlords, such as Bank of America, Mitsui Fudosan, CalPERS, TrizecHahn and CB Richard Ellis Realty Advisors and tenants, such as Merrill Lynch, Pierce, Fenner & Smith, Sanwa Bank California, Sterling Commerce, Sterling Software and Regus Business Centre Corporation. He has lectured on various real estate topics, including commercial leasing, loan documentation and joint venture agreements for the Continuing Education of the Bar of the State University of California, Georgetown University, the Los Angeles County Bar Association and the State Bar of California, as well as for various real estate trade organizations. Mr. Duffy received his J. D. degree from New York University, his M. A. degree from Manhattan College, his S. T.L. degree from Gregorian University and his B. A. degree from St. JosephÂ’s College in Yonkers.
Samantha S. Goodman practices with Bryan Cave in all areas of real estate. Ms. Goodman focuses on commercial office, industrial and retail leasing, representing both landlords and tenants. She also has experience in the acquisition and sale of property. Ms. Goodman works extensively on both a regional and nationwide basis with clients such as Merrill Lynch, Toyota Motor Credit Corporation, City of Hope, The Gap and Ticketmaster. Some additional examples of Ms. GoodmanÂ’s extensive client experience representing national and multinational corporations are her work with Isuzu Motors America and American Isuzu Motors, United California Bank (formerly Sanwa Bank), Regus Business Centre Corporation, Perkins & Will, Bank of America and Key3Media. Jackie K. Park has a background in general real estate with a concentration in commercial leasing transactions. Ms. Park has handled extensive leasing transactions for landlords, as well as tenants in both office and retail settings. With DLA Piper Rudnick Gray Cary US LLP, she represents, on an ongoing basis, the following landlords: Brea MarketPlace Building Site Joint Venture, Arai Corporation of America, Inc., Tasso Partnership, 631 South Olive Portfolio, Inc., John Hancock Mutual Insurance Company and Glendale Development Project, L. P. Ms. Park also represents the following tenants on an ongoing basis: Sony Pictures Entertainment Inc., Merrill Lynch, Sanwa Bank California, Saint JohnÂ’s Hospital and Health Center, National Association for Hispanic Elderly, Cybermedia, Inc. and Value Health Sciences, Inc., as well as other tenants for their leasing requirements. Steven D. Silverstein has been a member of the State Bar for more than 20 years and maintains a civil practice in Tustin, California. His firm concentrates specifically on landlord/tenant matters, unlawful detainer actions, collections and civil litigation. Over the past 20 years, Mr. Silverstein has gained extensive and practical experiences representing property management companies and individual landlords in both commercial and residential unlawful detainers. In addition to practicing law, Mr. Silverstein has sat Judge Pro-Tem in numerous Orange County Courts. Mr. Silverstein has been asked to be an expert witness in court cases regarding landlord/tenant litigation. He has spoken to many realtor groups and is a co-author of a law review article regarding habitability.
David Wensley is a partner with Allen Matkins Leck Gamble & Mallory LLP. He focuses his practice on real estate law for an array of clients, including landlords and tenants, land developers and purchasers, lenders and institutional investors, asset management firms and real estate industry consultants including brokers and contractors. Mr. Wensley is particularly well versed in the negotiation and documentation of leases, purchase and sale contracts and operating agreements for office, industrial and retail transactions. He counsels clients on environmental issues, including landlord-tenant matters, site assessments, asbestos abatement and removal, underground tank removal, duty to disclose issues and water quality control board compliance matters. A member of the Real Property Section of the Orange County Bar Association, Mr. Wensley also is involved in the Commercial Industrial Development Association, the International Council of Shopping Centers, the National Association of Industrial and Office Park Owners and the USC Real Estate Alumni Association. Mr. Wensley is a graduate of the University of Southern California with a B. S. degree in business administration. He received his J. D. degree with honors from Hastings College of the Law, University of California.
